Terms & Conditions

Effective date: 3 April 2026

These Terms & Conditions ("Terms") govern your use of the Landlord Wise platform, operated by Landlord Wise Pty Ltd ("we", "us", "our"). By accessing or using Landlord Wise, you agree to be bound by these Terms. If you do not agree, do not use the platform.

1. The Platform

Landlord Wise is a property management platform designed for self-managing landlords. It provides tools for managing tenancies, generating compliance documents, tracking finances, logging maintenance, and accessing AI-powered tenancy law information.

If you use Landlord Wise on behalf of a company or other entity, you represent and warrant that you have authority to accept these Terms on their behalf.


2. Not Professional Advice – Important

Landlord Wise is a property management tool only.

  • Landlord Wise does not provide legal, financial, tax, or accounting advice.
  • All documents, calculations, reports, summaries, and AI-generated responses are guides only.
  • You must consult a qualified professional (such as a lawyer, registered tax agent, or financial advisor) before making any decisions based on outputs from Landlord Wise.
  • Landlord Wise is not liable for any loss, damage, or penalty arising from your reliance on its outputs.

3. AI-Powered Features

Landlord Wise includes AI-powered features, including the Wise AI Assistant, which provides general information about tenancy law. These features are provided for informational purposes only.

  • AI responses are general information, not legal advice.
  • Responses may not reflect the most recent legislative changes.
  • Always verify with Consumer Protection WA (1300 30 40 54) or a tenancy lawyer before taking action.

4. Accuracy of User Data

You are responsible for the accuracy of the data you enter into Landlord Wise. The platform performs calculations and generates documents based on your input and makes no guarantees about the correctness of results. You are solely responsible for any actions or decisions you make based on information, documents, or outputs provided by Landlord Wise.


5. Account and Security

You are responsible for maintaining the security of your account. You must provide accurate information when creating your account and keep your authentication credentials secure. Each person may only maintain one account.


6. Payments and Subscriptions

Payments are processed securely by our third-party payment provider. We do not store your payment card details. Subscription plans and pricing may change. We will give you reasonable notice of any price changes before they take effect. Refunds are handled at our discretion on a case-by-case basis.


7. Acceptable Use

You agree not to:

  • Use Landlord Wise for any unlawful purpose or in violation of any applicable laws
  • Attempt to interfere with, disrupt, or exploit the platform or its infrastructure
  • Access or attempt to access another user's account or data
  • Use automated tools to scrape or extract data from the platform without permission
  • Fail to comply with residential tenancy laws applicable to the state or territory where your property is located

8. Changes to the Platform

Features may be changed, added, or removed at any time. We will make reasonable efforts to notify you of material changes. We are not liable for any impact that changes to the platform may have on past documents, calculations, or data.


9. Limitation of Liability

To the maximum extent permitted by Australian Consumer Law:

  • Landlord Wise is provided on an "as is" and "as available" basis without warranties of any kind.
  • We are not liable for any direct, indirect, incidental, or consequential loss or damage arising from your use of the platform, including financial loss, incorrect documents, missed obligations, penalties, errors in calculations or outputs, service interruptions, or loss of data.
  • Our maximum aggregate liability for any claim is limited to the total fees you have paid to us in the 12 months immediately preceding the claim.

10. Termination

We may suspend or terminate your account if you breach these Terms or engage in conduct that we determine is harmful to Landlord Wise or other users. You may delete your account at any time through the platform or by contacting us. Upon termination, your data will be handled in accordance with our Privacy Policy.


11. Governing Law

These Terms are governed by and construed in accordance with the laws of Western Australia, Australia. Nothing in these Terms excludes, restricts, or modifies any consumer guarantee or right under the Australian Consumer Law that cannot be excluded, restricted, or modified by agreement.
