The best landlord software in Australia is not always the same as the best agency property management software. A self-managing landlord usually needs a practical system for leases, rent records, condition reports, notices, maintenance, documents, tenant communication and tax records, without the complexity of agency trust accounting.

Australian landlords should check local fit carefully. Landlord Studio can be useful for bookkeeping and mobile records, but its online rent collection copy is framed around ACH/card collection for USA landlords, and it is not primarily built around Australian state tenancy forms.

When agency software is not the right comparison
Agency property management software is built for a different buyer.
