Rent collection apps help Australian landlords record rent, reduce missed payments, issue receipts, maintain a rent ledger and respond faster when arrears start. But the best rent collection app depends on whether you want payment automation, advertising and onboarding, or a clean evidence record connected to the rest of your self-management workflow.
This page is specifically about rent collection and rent records. It is not a general property management software ranking.
Methodology and transparency
This comparison is based on publicly available product pages reviewed on 16 May 2026, with RentingSmart rent-collection claims rechecked against its own FAQ and pricing pages on 3 June 2026 and tenant-portal availability updated on 7 July 2026. Landlord Wise is our own product, so we include both strengths and limitations. Features and pricing can change.
Products are grouped by rent-collection relevance for Australian landlords, not by sponsorship or affiliate payment. Competitor comparison pages are not used as the source of truth for third-party feature claims; where possible, each provider’s own public pages, FAQs and pricing pages are preferred. Competitor source links are kept in the Sources checked section near the bottom.
Quick picks
| Product | Best for | Rent collection angle | Important limitation |
|---|---|---|---|
| RentBetter | Landlords wanting listing, onboarding and rent collection in one workflow | Publicly positioned around collecting rent, receipts, reminders and tenancy management | Check current plan inclusions and payment costs |
| RealRenta | Landlords wanting payments, ledgers and arrears automation | BPAY/direct debit positioning, rental ledger, invoices, receipts and arrears alerts | Landlords should verify state-specific notice requirements |
| RentingSmart | Landlords wanting rent schedules, invoices, receipts and reminders | Rent invoices, receipts, reminders and dashboards | No tenant portal and no rent collection; landlords collect funds separately |
| Ailo | Tenants/investors in agency-managed properties | More payment choices, rental history and investor visibility | Mainly connected to property managers/agencies, not a DIY landlord setup tool |
| Managed App | Agencies and owners using agency workflows | Instant payments, no trust account positioning and owner/renter connectivity | Mainly an agency platform, not small-landlord DIY software |
| Landlord Wise | Landlords who need rent records alongside compliance workflows | Rent tracking, rent ledger records, manual payment records, tenant portal workflows, documents and arrears evidence | Strongest when rent evidence needs to sit inside the broader tenancy file |
Rent collection is more than moving money
For a self-managing landlord, rent collection software should help answer practical questions:
- What rent was due?
- What was paid, when and by what method?
- Is the tenant in arrears?
- What reminders or notices were sent?
- Can I show a clean rent ledger if there is a dispute?
- Can the tenant see their records?
- Are receipts and payment records tied to the right property and lease?
If rent is late, records matter. Depending on the property state, a landlord dealing with unpaid rent may also need to understand the relevant eviction notice workflow, such as the guides for NSW, QLD and SA, and keep evidence of notices, rent ledgers and communication.

1. RentBetter
Best for: Landlords who want rent collection as part of a listing-to-management workflow.
RentBetter publicly positions itself around finding a tenant and then self-managing the property. Its public pages describe rent collection, receipts, tenant messaging, condition reports, expenses, documents, repairs, reminders and tenant onboarding.
This makes RentBetter a strong option if you want one platform from advertising through to rent collection. It is especially relevant when the property is vacant or you are replacing an agent’s leasing workflow.
Before choosing, check current plan inclusions, payment costs, listing fees and whether the payment workflow matches how your tenant prefers to pay.
2. RealRenta
Best for: Landlords who want payments, ledgers and arrears automation.
RealRenta is one of the clearest rent-collection-focused options in this set. Its public owner page describes BPAY, direct debit, automatic rent tracking, rental ledgers, invoices, receipts, missed-payment notifications and arrears workflows.
That makes RealRenta relevant if the main pain is keeping the rent ledger current and reducing manual chasing. The caution is legal workflow. If a system generates breach notices or notices to leave, landlords still need to verify the exact state or territory requirements before serving anything.
3. RentingSmart
Best for: Landlords who want rent schedules, invoices, receipts and reminders.
RentingSmart publicly focuses on rent invoices, receipts, payment dashboards, reminder emails, rent schedules, maintenance tickets and expenses.
The important distinction is payment processing and tenant access. RentingSmart’s own FAQ says it does not collect rent for landlords or authorise direct debit on their behalf, and it should not be treated as a tenant-portal product. Landlords collect the rent separately, while RentingSmart helps with schedules, reminders, invoices, receipts, paid status and arrears visibility.
It may suit landlords who want a simple rent-management hub and do not necessarily want tenants forced into a particular payment method. Its public site also emphasises that tenants do not need to pay through the system and incur extra cost, which may matter for landlords trying to keep payment arrangements simple.
4. Ailo
Best for: Renters and investors whose property manager uses Ailo.
Ailo is relevant to the rent-collection conversation because its public renter and app-store pages focus heavily on payment options, rental history, rent visibility, splitting rent and communication with the property manager.
For a self-managing landlord, the main caution is fit. Ailo appears primarily connected to property managers, agencies, renters and investors inside that ecosystem. It is not the first DIY landlord setup tool to consider if you are managing your own lease, notices and records without an agent.
5. Managed App
Best for: Agencies and owners in an agency-managed payments ecosystem.
Managed App is also relevant because it publicly emphasises instant payments, owner/renter connectivity, automated transactions and a model where rental funds are not held in an agency trust account.
For DIY landlords, the limitation is similar to Ailo. Managed App is primarily positioned as property management software for growth agencies, with owner and renter experiences attached to that agency ecosystem. It is useful context for rent-payment technology, but it is not the same as landlord software for a small self-managing owner.
6. Landlord Wise
Best for: Landlords who want rent records inside a broader self-management file.
Landlord Wise is the strongest fit when rent records need to be more than a payment log. It connects rent schedules, payment history and arrears evidence to the broader tenancy file: lease terms, notices, documents, maintenance, tenant communication and condition reports.
Landlord Wise supports rent records, rent schedules, manual payment tracking, arrears evidence, tenant and property records, tenant portal workflows, documents, maintenance, tenant communication, Wise AI guidance, guided lease workflows, existing signed lease upload, notice records and condition report workflows.
Manual rent tracking remains the safe public claim for landlords collecting rent outside automated payment rails. Because early access is free, landlords can create an account, choose their property state, and continue inside the app.
Choose Landlord Wise if you care about the full evidence file around rent: lease terms, rent schedule, arrears notes, notices, documents, tenant portal records, tenant communication and maintenance records. If your only requirement is a standalone debit rail, compare payment-first apps carefully; if you also need the landlord record around each payment, Landlord Wise is the stronger self-management choice.
What to check before choosing a rent collection app
Before choosing a rent collection app, ask:
- Does it support how your tenant wants or is allowed to pay?
- Are there fees for tenants or landlords?
- Does it produce a clean rent ledger?
- Does it show partial payments and arrears clearly?
- Can you export records if there is a dispute?
- Does it connect rent records to the lease and property?
- Does it support tenant bills or only rent?
- Does it generate reminders, receipts or invoices?
- Does it help with legal notices, and are those notices correct for your state?
- Can you still record manual bank transfers accurately?
Payment automation is useful, but rent evidence is what protects the landlord if the tenancy becomes difficult.
Recommendation
Choose Landlord Wise if you want rent records tied to the broader self-management file, especially if you also need guided documents, condition reports, maintenance records, tenant portal workflows, documents and Wise AI guidance.
Choose RealRenta if automated payments, ledgers and arrears alerts are the main need.
Choose RentBetter if you want listing, tenant onboarding and rent collection together.
Choose RentingSmart if you want a simple rent schedule, invoice, receipt and reminder workflow without automated collection.
Choose Ailo or Managed App if your property manager or agency ecosystem already uses them.

Frequently asked questions
What is the best rent collection app in Australia?
The best rent collection app depends on whether you want full payment automation, tenant onboarding or a tenancy evidence record. Landlord Wise is the strongest fit when rent records need to sit beside leases, notices, condition reports, maintenance, tenant portal workflows and documents.
Does Landlord Wise automate rent collection?
Landlord Wise includes rent records, rent schedules, manual payment tracking and arrears evidence.
Should tenants be forced to pay through an app?
Landlords should consider payment choice, fees and state rules. A rent app can be useful, but a clean manual bank-transfer record may still work if the rent ledger is accurate and receipts are preserved.
What matters more: rent collection or rent tracking?
Both matter. Collection helps money arrive. Tracking proves what happened. If there is a dispute, the ledger, lease, notices and communication history become very important.
Can rent collection software issue eviction notices?
Some platforms mention arrears notices or breach notices, but landlords should verify the exact state or territory requirements before serving any legal document. Notice periods and forms differ across Australia.
