Rent collection is more than moving money
For a self-managing landlord, rent collection software should help answer practical questions:
- What rent was due?
- What was paid, when and by what method?
- Is the tenant in arrears?
- What reminders or notices were sent?
- Can I show a clean rent ledger if there is a dispute?
- Can the tenant see their records?
- Are receipts and payment records tied to the right property and lease?

RentBetter publicly positions itself around finding a tenant and then self-managing the property. Its public pages describe rent collection, receipts, tenant messaging, condition reports, expenses, documents, repairs, reminders and tenant onboarding.
This makes RentBetter a strong option if you want one platform from advertising through to rent collection. It is especially relevant when the property is vacant or you are replacing an agent’s leasing workflow.
Before choosing, check current plan inclusions, payment costs, listing fees and whether the payment workflow matches how your tenant prefers to pay.
2. RealRenta
Best for: Landlords who want payments, ledgers and arrears automation.
RealRenta is one of the clearest rent-collection-focused options in this set. Its public owner page describes BPAY, direct debit, automatic rent tracking, rental ledgers, invoices, receipts, missed-payment notifications, arrears workflows and tenant portal records.
That makes RealRenta relevant if the main pain is keeping the rent ledger current and reducing manual chasing. The caution is legal workflow. If a system generates breach notices or notices to leave, landlords still need to verify the exact state or territory requirements before serving anything.

Best for: Landlords who want rent schedules, invoices, receipts and tenant portal access.
RentingSmart publicly focuses on rent invoices, receipts, payment dashboards, reminder emails, rent schedules, tenant portal access, shared files, maintenance tickets and expenses.
The important distinction is payment processing. RentingSmart’s own FAQ says it does not collect rent for landlords or authorise direct debit on their behalf. Landlords collect the rent separately, while RentingSmart helps with schedules, reminders, invoices, receipts, paid status and arrears visibility.
It may suit landlords who want a simple rent-management hub and do not necessarily want tenants forced into a particular payment method. Its public site also emphasises that tenants do not need to pay through the system and incur extra cost, which may matter for landlords trying to keep payment arrangements simple.
4. Ailo
Best for: Renters and investors whose property manager uses Ailo.
Ailo is relevant to the rent-collection conversation because its public renter and app-store pages focus heavily on payment options, rental history, rent visibility, splitting rent and communication with the property manager.
For a self-managing landlord, the main caution is fit. Ailo appears primarily connected to property managers, agencies, renters and investors inside that ecosystem. It is not the first DIY landlord setup tool to consider if you are managing your own lease, notices and records without an agent.
5. Managed App
Best for: Agencies and owners in an agency-managed payments ecosystem.
Managed App is also relevant because it publicly emphasises instant payments, owner/renter connectivity, automated transactions and a model where rental funds are not held in an agency trust account.
For DIY landlords, the limitation is similar to Ailo. Managed App is primarily positioned as property management software for growth agencies, with owner and renter experiences attached to that agency ecosystem. It is useful context for rent-payment technology, but it is not the same as landlord software for a small self-managing owner.
